Their Majesties, the Kings of the Orient, Gaspar, Melchior and Balthasar, will arrive at 17:30-hrs on January 5th to be greeted by hundreds of children before making their way through the streets of the City via the Old Man of the Sea Monument, Calle Ramón, Cajal and Zoa, along  Ramón Gallud, finishing at the main facade of the Church of Immaculate Conception, in front of Constitution

Assessment of distressed property markets compiled by website IPS

Many European property markets which have seen prices plummet in recent years could be good bets for overseas buyers but others should be left well alone, according to a new report from below market value specialists.
The United States, and Florida in particular, could be reaching the bottom of the market as prices are picking up in some areas. But IPS reckons it is a market only for experienced investors as prices vary so much depending on location.
Hungary is described as uncertain.
Greece is a high risk market at present even for experienced real estate investors, it points out.
Bulgaria, once the darling of overseas property investors has seen prices plummet in the capital, in the ski resorts and even on the coast where many British and Irish investors are trapped unable to sell.
It says that Portugal’s property market has been hit hard by the sovereign debt crisis.
Oversupply and the economy have put huge pressure on Spain’s property market, according to IPS. ‘It is now possible to buy a property below market value. If the banks are willing to lend then they must be confident this market has finally reached bottom in the more desirable coastal areas. Invest now if you want to grab a bargain in coastal areas. Properties are unlikely to get cheaper,’ says the report.

Paramount Theme park could open early

The future is looking brighter for investors, residents and visitors to the south east corner of Spain, after a statement issued by the regional government of Murcia indicated that the much anticipated Paramount Theme Park could be completed a year ahead of schedule and that work might begin within six months.
Some residents of places like Camposol and Polaris World resorts have faced many years of disappointment in their investment properties, however these investments may well soon prove fruitful. With the anticipated opening of the theme park  coinciding with the high speed AVE train between Madrid and Murcia, as well as the new regional airport at Corvera, located just 20 minutes from the development site of the park and with excellent link roads already starting to take shape, this area is about to explode onto the map of Spain.
Chris Mercer of Murcia-based agent Mercers commented, “The airport’s initial capacity for three million passengers a year, including many who currently use Alicante, was said to be key to securing the flagship project.
Murcia International Airport will also become the first airport in Spain to be crossed by a high-speed rail link (AVE) and the third, after Barcelona and Madrid, to have a rail link at all – further opening up domestic and international traffic to the Paramount Theme Park. Before long a European spotlight will fall on this area and our property sales to those keen to cash in on future lucrative rental opportunities are already rising.”
The main infrastructure of the theme park is estimated to cost around €300 million, with additional investment in the region of a billion euro expected for the building of hotels, shops and retail facilities, which will be completed in stages and be part funded by private enterprise.
The complex will be built on 108 acres of land of which 37 acres will be dedicated to the theme park itself. This theme park will become the biggest in Europe, attracting around five million visitors per year, 50% more than Spain’s current largest theme park, Porta Ventura.As previously reported by the Leader, the site will also have cinematographic studios, which will be the centre of all Paramount’s productions in Europe.
Theme parks are still very popular in Spain, although they are not without their own problems. Terra Mitica opened for the 2011 season with a new management team and a plan to turn around its previous financial difficulties, partly by selling land and creating a more compact and ‘family friendly’ facility. The Warner Brothers Park in Madrid is still as popular as ever, never failing to please the millions of people who have visited that attraction since the doors opened for the first time in 2002. There are also plans in place for expansion, which it is hoped will be completed by 2015.

Are more Brits seeking property in Spain?Article Date : 08 July 2011   There are signs that Brits are taking an interest in property in Spain, it has been reported.Figures released by the Overseas Guides Company (OGC) showed that the number of requests for its publication about buying real estate in the nation rose by 24 per cent between January and May this year, A Place in the Sun revealed.Speaking to the news provider, director of OGC Kim Brown said: "The country continues to appeal because of its high level of Brits already living there providing a settled community of expats, the weather, the lifestyle and the easy access from the UK."And there are currently some good deals to find on Spanish homes, with the nation's Central Bank commenting last month that prices may fall further.In an interview with The Olive Press, director general of economics, statistics and research at the financial institution Jose Luis Malo de Molina said that the high number of unsold properties is continuing to drag values down.

Thousands of new homes unsold in Spain Article Date : 07 July 2011   Figures published by the Spanish government have revealed that at the end of 2010 there were almost 700,000 unsold new homes in the country, AFP reported on Expatica.com.According to the news provider, the public work, housing and transport ministry announced that this represented a drop of 0.08 per cent over the previous 12 months.In fact, new home sales in Spain increased by 5.9 per cent during 2010, the first rise following three years of declining transactions.The Spanish government estimates that the country will not be able to clear the majority of its unsold housing stock until 2014, the agency revealed.Meanwhile, A Place in the Sun reported figures from Catalunya Caixa Bank last week, which stated that 85 per cent of the homes contributing to the oversupply are located in holiday destinations.As a result of the glut, real estate in Spain can be purchased for 70 per cent less than its peak market value in some cases.

The summer palace of former Spanish general and dictator Francisco Franco opened its doors to the public last week, thanks to a government legal victory last year. The large and impressive mansion in the northwest of the country which was formerly owned by the novelist Emilia Pardo Bazan, was bought by the general in 1938. When he died in 1975 it was inherited by members of his immediate family, but the government applied to have the residence opened to the public in 2008. The Spanish courts successfully overturned private ownership of the national monument late last year, and it officially opened to tourists on Friday

Fallas - Fire Festival
This major pyrotechnic festival takes place for five days every March and honours Saint Joseph, patron saint of carpenters.
A vast array of paper maché figures known as ninots are made. These are satirical representations of local figures (actors, bull fighters). The figures are ceremoniously stuffed with fireworks and set alight on the day known as La Crema, the festival's culmination, although one ninot is saved by popular vote and placed in the Museum of the Ninot.
There are also boisterous, daily firework contests.
Valencia has the most spectacular Fallas celebrations but there are also festivities in Benidorm, Bunol, Calpe, Denia, Gandia, Oliva, Pego, and Sueca.

Feria de Mayo - May Fiesta
This event in May was started by an Andalucian exile living in Torrevieja as a street party outside the bar he owned. It has now grown in popularity, staged on the Torrevieja fairground and celebrates all things Andalucian including flamenco music, traditional costumes and Andalucian horses which perform equestrian displays.
There are many stalls serving sherry, tapas and the ever-present churros y chocolate. Many well known Spanish artists come to perform traditional music.

Each town and village on the Costa Blanca has a feast day to celebrate its patron saint, who is thought to protect the town. These festivities generally last one week and processions and dancing replace work - most shops and businesses close down during this period. Often giant paellas are cooked in the streets and a beauty contest often runs parallel to the event.

Festivals & Fiestas of the Costa Blanca Spain is the home of the fiesta. Find out about the origins, and what to expect from each of the main the annual calendar of the Costa Blanca towns and villages.
Spain is known for its festivals (fiestas) many of which originated in religious events but have evolved to be a more general celebrations.  Every city, town and village has its own festival which includes feasting, colourful processions, fireworks and partying.
Here is an introduction to the most significant fiestas in the annual Costa Blanca calendar.

Semana Santa - Holy Week
Easter week is the most important Catholic tradition of the year in Spain. It begins on Domingo de Ramos (Palm Sunday) and ends on Lunes de Pascua (Easter Monday).
There are street processions with colourful confetti and a carnival atmosphere every night on the Costa Blanca where religious icons are paraded through the streets, in  re-enactments of the passion of Christ.
While celebrations take place all over the coast, noteworthy processions are:
In Crevillent on Tuesday before Good Friday The Holy Burial Procession in Orihuela on Easter Saturday  The Palm Sunday procession in Elche which dates back to 1371

Moros y Cristianos- Moors & Christians
This festival commemorates the Reconquista, or the re-establishment of Christian rule in Spain.
Locals dress as either Moors or Christians for the occasion and re-enact battles. Costumes are spectacular and there are firework displays.
Towns celebrate Moros y Cristianos on different dates:
The town of Alcoy and Baneres in Alicante celebrate at the end of April Altea celebrates in the last week of September.  For more information see website MorosyCristianos

The Hogueras de San Juan- San Juan Bonfires
An amalgamation of the ancient pagan celebration of the summer solstice, and the Christian feast of San Juan in June which sees Hogueras (paper maché figures) placed around town. Live music and dancing take place through the night.
The culmination of the festivities is El Dia de San Juan when a huge palm tree shaped firework is set off from Alicante castle and simultaneously the Hogueras are set alight. A beauty contest accompanies the celebrations. Five nights of fireworks, starting at midnight, follow the fiesta.
 San Vicente Ferrer
This fiesta is one of the most important for the town of Teulada and honours the patron saint, Vincente Ferrer who was born and lived in the town. Ferrer is said to have blessed the town to protect it from the plague.
Ten days of colourful parades, live music and dancing and religious re-enactments take place in the week around 15 April.
Celebrations are also held in San Vicente del Raspeig the weekend following Easter Sunday.

A View from the Ground.

Has the Spanish property market hit the floor???  The Spanish government have been on the road lately promoting a PR exercise stating that the Spanish property market is on the rise! My opinions are not too dissimilar to that of the government´s but they are based on different facts. I base my opinions on what is actually happening on the ground.  I think a potential rise in the market is based on 3 factors, stemming from the old Supply and Demand argument. It is also based on the Resale market which is the most vibrant and realistically priced market. Builder ´Key Ready´ properties and Bank repossession properties are still above the market value as their prices include built-in bank and builder debt. They are not based on client debt which is much more elastic because it depends more on human behaviour and personal circumstance.  Have we hit the floor? Yes, I believe so.Why?We are still selling a high volume of properties monthly. Also, our enquiries are high, therefore the buyers are out there. Demand is high.Vendors have stopped dropping prices and would rather take their property off the market. Prices are now at the 1990's level.Interest rates are at an all time low and banks are starting to release more funds into the market. Normally a boom follows a period of low interest rates.
I predict a slow rise in Spanish property prices over the next 2 years. Of course other factors will influence the market, such as unemployment in Spain, bank debt, the strength and stability of the Euro and the strength of Sterling affecting the Spanish expat areas.

In summation, Spain has learnt a lot from the last recession
now having a more stable property market, a tighter fiscal legal system and a more stringent banking system. So, is in the right time to buy? In the more established locations, yes!

Spanish Dream Property - Where your dream matters

Yesterday we popped out to do some shopping in Norwich and decided to stop for a coffee.  Two drinks and two cakes left us with little change from a £7!  We were in an ordinary coffee shop in a small department store, nothing fancy.  We joked that in Spain we often wander down to the sea front and look at blue sea, blue sky and palm trees whilst enjoying a tea/coffee and ‘cake of the day’ for 1.50 euro each (£1.35).  What a difference! 

Another regular ‘luxury’ when in Spain is going out for breakfast.  There are several places where we can enjoy a full English with a drink for 4 euros each (£3.60).  Compare that to a well known roadside café that charges £8 each for a similar breakfast with a drink.  Eating out remains remarkably inexpensive in Spain.  Menu del dia meals can be found for well under 10 euros (under £9) per person for three good courses and a glass of wine if you look around.  Lunchtimes are often less.  In the UK 3 courses in even the cheaper café/restaurants will be twice that price, often three or even four times as much in better establishments.

So, even with the pound fairing badly against the euro, the cost of those little luxuries that make your holiday that much more enjoyable are still affordable.

But what if you live in Spain and need to buy everyday essentials?  Recently a leading magazine ran comparisons between countries and Spain came out considerably cheaper overall when compared to the UK.

Power from the sun

The future of sustainable power and environmental stability has taken a huge leap forward, with the announcement of 55 million euro investment in solar power for Lucainena de las Torres.
The project, which is currently under administrative processing, will include the installation of 170,000 new solar panels on more than 40 hectares of land, which will make the solar field one of the largest in Europe.
Spain is already one of the world leaders in renewable energy, and in particular solar power, with the government committed to increasing the use of cleaner energy to replace carbon power as soon as practical.
In terms of power generated, Spain ranks as number 2 in Europe for total energy generated by photovoltaic energy. Four of the ten biggest plants in the world are located within Spain, including the world´s largest plant at Puertollano Ciudad Real. 
In addition, Spain is one of the world’s biggest manufacturers of solar power equipment, exporting around 80% of all products with particular interest from Germany.
If approved, this project, which will be part funded by a German assets company in conjunction with the domestic provider, will become a benchmark and showcase for other developing countries to increase their use of renewable power and therefore potentially increase the demand and manufacture of products for global export.
Despite government subsidy for solar power being cut, the manufacturers still believe that the whole process in both worthwhile and will be profitable, largely due to the increased reliability and efficiency of the equipment and agreements made with the Chinese manufacturer of polycrystalline silicon which is used in the process.
The site will then generate some 47.5 megawatts of electricity, which is an increase of 26 megawatts on the power already produced.
The site generates the electricity through the three photovoltaic fields, as well as an additional three wind farms, which is fed into a substation at Carboneras. Once operational, the expanded site will reduce the carbon emissions into the environment by some 15,000 tonnes each year.
Project manager, Soledad Martínez, said that the work could start later this year with the creation of up to 150 construction jobs.

Something for the young ones

With some of the best beaches in the Med a day out at the beach can be great way to entertain the little ones and top up your tan at the same time!!  A few to choose from in the area are Guardamar, La Zenia and La Mata.  Guardamar beach is a beautiful beach BUT the sea can be very dangerous with its undercurrents and rip tides.  The beach is patrolled by life guards and has a a red flag policy that MUST be adhered to.  La Zenia is a much calmer sea but does get very busy.  La Mata has a decked promenade which is great for a nice evening walk!  All the beaches are very clean and offer a great family day out.

Comments"I have visited all three of the above beaches and can’t fault any of them.  All have beach bars so keeping hydrated isn’t a problem (although I tend to take my own refreshments!)  We have enjoyed many a family day at all of them all well worth a visit."

Bargain hunters








Research from property company Rightmove Overseas and foreign exchange company Moneycorp showed interest by Britons in buying property abroad increased 53% in February compared with the previous month, according to latest figures.On a country basis, the most searches were for property in Spain, followed by France, the USA and Australia.  Robin Wilson, of Rightmove, said: "Bargain hunters are out in force, primarily focused on Spain and Ireland.

Spanish Property Proving Popular with Brits A growing number of Britons have been showing an interest in overseas property in February, new figures have revealed.According to the latest figures from foreign exchange company Moneycorp, Germany, France, Italy and Ireland all proved popular destinations last month.Property in Spain also proved to be a popular search, the company added.Robin Wilson, of Rightmove, said: "Bargain hunters are out in force, primarily focused on Spain and Ireland."We've been tipping Germany for a while now and the north eastern tourist hotspot of Mecklenburg-Vorpommern led the charge this month with searches up nearly 50 per cent."Elsewhere, visitor numbers in Spain are expected to increase over the coming few months once the new terminal at Alicante Airport is opened.The terminal will increase the capacity of the Airport from nine million to 20 million passengers a year and travellers will be able to take advantage of a whole host of new amenities including shops and places to eat and drink.

Spanish tourism numbers increasing

The latest figures from the Department of Housing show that property prices in Spain fell by 3.5% to 4.5% year on year in February. This latest fall means that prices have dropped by just over 13% since their peak, while the cost of property in popular holiday resorts such as the Costa Blanca have dropped by 20%.
 The Balearics and Canaries have fared much better during the past year as prices here have only dropped by 0.8% while in the large cities this fall is 5.2%, rising to 6.7% on the Mediterranean coast. Prices in the Balearics and Canaries have dropped by 17.5% since their peak which compares to 20.6% in the large cities and 27.2% on the Mediterranean coast.
 The latest signs show that this decline should soon begin to reverse as Spain is becoming more popular for tourists and for property investors looking for a bargain. This has already been reflected in the number of flights to Spain as Monarch Airlines is increasing its flight program from April due to the growing demand.
 It has added additional flights to Malaga, Alicante and Majorca. There has been huge demand for flights in April which may be due in part to the lateness of the Easter holidays combined with the extra-long May bank holiday weekend, as it would seem many Britons would prefer to celebrate the Royal wedding abroad.
 Monarch Airlines announced that bookings April are already up 49% when compared to demand in 2010. It's likely that increasing numbers of Britons will choose to holiday near to home as the austerity measures begin to cut into holiday budgets, which is all good news for those with homes to rent.

About us...

Spanish Dream Property is a family run business, based in Norfolk but able to assist clients throughout the UK and Ireland. We ourselves own a second home in Spain and have family who have lived there for many years. We have therefore been travelling to and from Spain for over 2 decades.
Over the years we have watched the property market in Spain and seen many changes. We have seen the rise, and thankfully the fall of mass market promotions companies who used tactics to sell property which many view as detrimental to the image of Spanish property marketing. We have followed the fortunes of family and friends who have 'made the move' and met many other second home owners. We have witnessed the consequences of good and not so good decision making and, hopefully, learnt from those situations and can help others avoid potential pitfalls.
Setting up Spanish Dream Property was a natural progression in our lives. We already owned our own Spanish property, had many contacts in different trades in Spain, Bev had experience in property finding in the UK, already ran a successful business and has written for a UK based Spanish magazine. Dave is a regular contributor to Spanish forums and stays in contact with property professionals about the overseas market and current trends. Friends and 'friends of friends' were already approaching us for advice on the Spanish market. We successfully rent out our home in Spain to holiday makers, www.house-by-the-pool.com, and again have been asked by other owners for tips and advice. The bringing together of these existing skills led to the setting up of Spanish Dream Property.
We then sought to find Spanish based partners with excellent track records to work alongside to bring our clients the best possible service.

As we are based in the UK you avoid costly phone calls and extra trips, as we do the phoning and stay in contact with all the various professionals in Spain that you will need during the purchase process.

The Costa Blanca Property market is right now is the most buoyant since 2008 with sales taking place in relatively large number as people look to buy property in Costa Blanca and strike one of those last great deals before it’s too late.

The most interesting thing this year from our own experience is the sales have all been at very different prices and because Costa Blanca is so different in so many different areas it’s hard to put a handle on everything. For example sale in South Costa Blanca are still going on with an average sale being around the €80,000 mark but more interestingly there are more sales taking place in the areas of Denia, Javea and Moraira and at much higher prices. If anything I would say the bottom end of the market in less buoyant than the middle end of the market.
The reality of the situation in Costa Blanca is that the bottom end of the market is probably struggling the most and some clients are still looking for deals that are not there or don’t exist.
Overall the Costa Blanca Property market is very strong and we believe we will see many more sales in 2011 as people try to pick up the last great deals.
